Damp and mould can occur in any home and are commonly caused by condensation, poor ventilation, or excess moisture. If left unaddressed, damp and mould can worsen over time. Reporting issues as early as possible helps prevent problems from becoming more serious and allows us to take appropriate action.

We are committed to investigating and resolving reports of damp and mould promptly and fairly. This includes assessing the cause, carrying out necessary repairs, and providing advice where appropriate. In line with current legislation, including Awaab’s Law, emergency damp and mould repairs must be carried out within 24 hours, and we are required to meet clear timescales for inspection and follow-up works.

How to spot damp and mould:

  • Flaking paint or wallpaper
  • Moisture on walls or windows
  • Black mould behind furniture or around windows
  • Cracks in ceilings or walls
  • Musty smells

You can help reduce the risk of damp and mould by:

  • Ventilating rooms after showering or cooking and using extractor fans
  • Keeping trickle vents open to allow air to circulate freely
  • Avoiding drying clothes directly on radiators; use an airer near an open window
  • Maintaining a warm and well-ventilated home
  • Arranging furniture so air can move around

If you notice any signs, contact your property manager.

Energy efficiency

We continue to improve the energy efficiency of our homes. New builds achieve a minimum EPC rating of B, which helps reduce energy bills and supports sustainable living.

Energy-saving tips include:

  • Turning off lights and appliances when not in use
  • Using energy-efficient bulbs and appliances
  • Closing curtains or blinds to retain heat in winter or block heat in summer
  • Using fans and heaters efficiently, keeping doors closed to maintain airflow
  • Paying energy bills on time to help keep administration costs down

Keeping your home cool

Overheating can affect your health and increase energy use. The following tips can help you keep your home comfortable:

  • Close curtains or blinds during the day to block out heat
  • Keep windows closed when using a fan so cool air circulates efficiently
  • Use a hot water bottle as an ice pack to stay cool

If you are experiencing overheating in your home, please contact your Maintenance Controller for advice.

Understanding utilities

Some properties are served by a communal heating and hot water system. Residents are billed for individual usage, which includes a unit rate and a standing charge. Tariffs are regularly reviewed to ensure they remain fair.

  • Dolphin Living does not profit from energy charges
  • Paying your energy bill on time helps reduce administration costs
  • If you have difficulty, contact your billing provider for support

Doing your part with recycling and waste helps keep our community clean and supports the environment. Simple actions, like using the right bins, reducing single-use items, and reusing or donating things you no longer need, make a real difference. By working together, we can keep shared spaces tidy and help create a greener, more sustainable community.

Tips for recycling and waste management:

  • Use designated recycling bins for paper, cardboard, plastics, glass, and food. Make sure items are clean and dry before recycling.
  • Dispose of household waste responsibly, including hazardous items like batteries, paint, and electronics. Take these to local recycling centres.
  • Avoid leaving rubbish in communal areas to prevent littering and discourage pests
  • Report fly-tipping or illegally dumped rubbish to your local council
  • Reduce single-use items by using reusable bags, containers, and water bottles
  • Donate or repurpose items instead of throwing them away. Clothing, furniture, and electronics can often find a second life.

How long does the application process for the scheme take?

We have a limited number of Accelerator Scheme homes, they become available as and when previous residents move on. Each application is slightly different, we’ll talk through your application with you at the beginning.

Are there rules about what I can or cannot buy?

There is a maximum price you can purchase to, this is to fit within our charitable objectives, and the property must also be located within Greater London.

Will Dolphin help me with my mortgage application?

Yes we have a recommended mortgage advisor and solicitors that are familiar with the Accelerator Scheme.

At the end of the scheme can I purchase a home outside of London?

You must purchase a home within Greater London

I’m an existing Dolphin intermediate rent resident, can I join the Scheme?

Yes, you will need to re-register with Homes for Westminster and go through the formal application process. You will need to leave your current home and move into an Accelerator Scheme property.

Where are the Accelerator Scheme rental homes?

They are all in Westminster.

Can I stay in my Dolphin Living rental home beyond the 3 year rental period?

No, you must leave at the end of the three years even if you are not in a position to buy a property.

How do Dolphin calculate the grant I’ll receive?

The grant is based on average property prices in London at the time of your purchase. We can provide you with grant illustrations at various points throughout your tenancy.

Am I able to purchase the Dolphin home that I rent?

No. You will purchase a home on the open market, Dolphin Living only provide rental homes.
