What is Intermediate Rent?

Intermediate Rent is designed to:

  • Help people live closer to their work and communities
  • Provide affordable, good-quality homes for working Londoners
  • Offer an alternative for those who find full private rents unaffordable

Who can apply?

  • Working individuals
  • Households who don’t own a property
  • Households with incomes of less than £90,000 per year
  • Those who can afford the rent without relying on housing benefit
Live in a specific borough

You must have lived or worked in one of the boroughs we operate in for at least 12 months before applying.

Earn under £90,000

Your total household income must be less than £90,000. Please note, the household comprises of all people who will live in your home.

Not currently own a home

Our homes are specifically targeted at working Londoners on modest incomes, who cannot afford to buy on the open market. This is all with the aim of providing truly affordable housing.

Currently be working

To be eligible for a Dolphin Living home, you need to be working and meet the household requirement for the property you are applying for.

Can I apply for a Dolphin Living home?

Our intermediate rent homes are for working Londoners who meet our income and eligibility requirements. Use our eligibility checker to see if you qualify. If you do not qualify for our intermediate rent homes we have a small number of market rent homes, letting of our market rent homes is managed by Touchstone and can be found on Zoopla.

How much is the rent and what does it include?

Rent for our intermediate homes is set below local market levels. Rent is inclusive of service charge. In addition to rent the usual household bills, such as heating, electricity, council tax, water and internet, will need to be paid.

Do I apply for single or joint tenancy?

Apply for a joint tenancy if more than one adult will live in the home . A single tenancy is only for one adult living alone.

Do I need to pay a deposit?

Yes. A £250 reservation fee is required to secure a property. One months rent and one months deposit is required before the contract is signed.

How long is the tenancy?

The tenancy lasts for 3 years, Assured Shorthold Tenancy (AST)

Can I have more bedrooms than I need?

We match households to homes based on size. Priority is given to applicants whose household best fits the property.  You are eligible for properties that meet your housing need, we follow a Bedroom Policy to make sure homes are allocated fairly.

Is parking or bike storage available?

Parking is limited and most developments are car-free zones. Most buildings include secure cycle storage.

Are pets allowed?

We understand the wish to have a pet in a home but you must have our written permission before getting a pet. Emails to be sent to:  info@dolphinliving.com or sent to the your Customer Advisor at Touchstone. We may withdraw permission to keep a pet and take action against any resident who allows their pet to cause nuisance and annoyance to their neighbours.
