Intermediate rent homes are designed to give working Londoners access to affordable, good-quality housing close to where they work. These homes provide a more affordable alternative to private rent, helping people stay connected to their jobs, families, and communities in London.

You’re above the income threshold
Intermediate rent and our Accelerator scheme are designed for households earning up to £90,000. With your income, you may want to consider market rent properties.
You may not yet meet the residency requirement
Unfortunately we cannot consider applicants who have not lived and/or worked in one of our boroughs for at least 12 months. If and when you do meet this criteria please do check back on our website for availability and borough specific eligibility criteria.
You could be eligible
Based on your answers, you may qualify for homes in Camden. Check the borough’s specific criteria, income thresholds, and current availability to take your next step.
You may also become eligible in other boroughs once you’ve lived or worked there for 12 months.
You already own a property
Intermediate rent and our Accelerator scheme are designed for people working in London who do not already own a property. With your situation, you may want to consider market rent properties.
You need to be self-employed for more than 3 years.
For those who are self-employed, you need to be self-employed for at least 3 years to be eligible for our Intermediate Rent and our Accelerator Schemes. With your situation for now, you may want to consider market rent properties.

You may be eligible if you live or work in Westminster, Camden, Hammersmith & Fulham or Lambeth, and have done for at least 12 months. You will also need to be currently employed, have a household income below £90,000, and do not own a home. All applicants must have a British passport or indefinite leave to remain and recourse to benefits.
Our homes are located in Westminster, Camden, Hammersmith & Fulham, and Lambeth. Each borough has its own specific criteria and priorities. Please check the criteria for the borough you live or work in.
You’ll need to have lived or worked in one of one of the boroughs we are located in for at least 12 months before applying.
If either your home or your workplace is in one of the eligible boroughs, and you meet the other criteria, you may still qualify.
No. Our intermediate rent homes are available to people who do not currently a home.
Yes. Your total household income must be under £90,000 per year.
The majority of Dolphin Living homes are homes for intermediate rent. Eligibility for these homes are ascertained using our eligibility checker. We have a small number of market rent homes where lettings are managed by Touchstone, and affordable rent homes which are allocated by local authorities.
All our homes are unfurnished.
