Dolphin Living exchanged contracts with Moxon Street Residential in October 2022, for the purchase of the long leasehold of 25 affordable homes at Marylebone Square. 

The one-, two- and three- bed homes are superbly located in the heart of Marylebone, a stone’s throw from Marylebone High Street, and will be available to rent from £180 per week. The homes are also exclusively available to those who live or work in the borough on incomes from £32,000.

Planning permission was granted in 2016 and basement and superstructure construction has now been completed. Practical completion is anticipated in Q3 2023. Concord London is acting as development manager.

Delivered by Kier and designed by E8 Architecture, Marylebone Square is a £106m mixed-use scheme on the site of the former Moxon Street carpark - the last whole city block in the W1 postcode to be developed. Set behind an impressive art-deco style façade with bronze aluminum and granite detailing, it comprises commercial units at street level with the residential offering above. The centerpiece of the building is a glass-canopied  courtyard landscaped to create a space akin to a traditional garden square. 

Marylebone Square will also serve as a community destination, providing wellness-focused offerings including multiple community spaces and a, health club whilst facilitating the ongoing trading of the Farmers Market. The hall will also be accessible to the local school for learning activities.

The lowest basement levels of Marylebone Square include private parking for residents and public parking for visitors to the area.
